Dallas King, residential and land development real estate agent in Victoria, BC.
Most of what I do is ordinary. Helping someone buy their first place, getting a home sold, walking a family through a move up. Just over 500 families so far.
What I bring to that is twenty years in millwork and renovation before I was licensed. I ran a custom cabinet shop with my father and I built my own house. So when we walk a 1912 character home together, I can tell you what is actually wrong with it and roughly what it will cost to put right, instead of referring the question out and hoping.
The same eye reads a lot. Since Bill 44 the lot often matters more than the house standing on it, and most owners have never been told what theirs is now allowed to hold. If that turns out to be your question, there are five realistic paths and I can put real numbers against each: infill and SSMUH, subdivision, land assembly, rezoning the parcel you already own, and larger multifamily or transit-oriented sites. And an honest sixth answer, because sometimes the right move is to leave the property alone or just sell it. I will say so.
I am not a builder. I handle the land side, the rezonings, the subdivisions and the assemblies, and I work alongside the builders and consultants who deliver the rest.
